If you route all listing alerts into a single folder, the assistant can read just that folder instead of your whole inbox. Give the folder a name here and follow the tip for your provider.
Do I need a paid Claude account?
The app itself is free — this page runs on your computer and needs no account. But the part that reads your inbox uses the Claude in Chrome extension, which currently requires a paid plan (Pro, Max, Team, or Enterprise). The free tier can't run the browser extension. On Pro, Claude in Chrome uses the Haiku model, which is fine for reading listing emails. You can always paste or import listings manually with no account at all.

Set what you're looking for. Everything saves automatically in this browser. No coding needed.
Pick a state, then start typing a city (suggestions appear) and/or a ZIP, and click Add. Add as many as you like, or use Other for anything custom.
Investment targets
Used to score deal quality. Cap rate is estimated from rent and price.
Estimated net operating income ÷ price. Higher is better.
Taxes, insurance, vacancy, maintenance, mgmt. Default 45%.
Scoring weights
Tune what matters most. Scores are 0–100, weighted by these sliders.
Your own criteria
Add any extra requirement we didn't list (e.g. basement, fenced yard, max year built). These appear on reports and comparisons.
Custom notes
Free-text reminders (school district, avoid flood zones, etc.). Shown on reports.
Listings
Bring in listing alerts from Redfin, Realtor.com, Zillow, or MLS. Duplicates are merged automatically.
